Asphalt Shingles

Maintenance Check List

Debris Removal: Clean off debris, especially around HVAC units, pipes, and roof penetrations.
Moss and Algae Control: Install zinc or lead strips to prevent moss and algae growth.
Flashings Check: Inspect flashings for deterioration and holes.
Gutter Maintenance: Keep gutters and downspouts clear to ensure proper drainage.
Shingle Care: Dab roof cement under loose shingle tabs and replace any damaged shingles.
Tree Trimming: Trim back overhanging branches.

Flat/Built-Up and Modified Bitumen Roofs

Maintenance Check List

Debris Removal: Clear debris from the roof surface, especially behind HVAC units and roof penetrations.
Gravel Surfacing: For bare spots, apply asphalt roof cement and embed loose gravel.
Blister Check: Inspect for blisters but do not step on or puncture them.
Pitch Pockets: Refill any pitch pockets where filler is cracked or shrinking.
Drain Maintenance: Water test sump drains twice a year and call a plumber if they don't drain properly.

Debris Removal: Clear debris from the roof surface.
Fungus and Algae Control: Use zinc control strips along hips and ridges to prevent growth.
Flashings Check: Ensure flashings are intact without holes.
Gutter Maintenance: Keep gutters clean and ensure proper downspout drainage.
Rust Treatment: Check valley metal for rust, treat with Rust-Away®, and paint with Rustoleum® if necessary.
